How roots grow

Most tree roots spread horizontally through the upper layers of soil in search of water, oxygen, and nutrients. They do not usually break a sound concrete foundation, but they can exploit existing cracks, move loose soil, lift light structures, and enter damaged pipes where moisture is available.

Warning signs to watch for

Raised or cracked paving stones, uneven walkways, recurring sewer backups, new cracks in retaining walls, and visible roots pressing against structures deserve attention. Changes in soil level, unexplained dampness, or a tree that begins leaning after a storm may also indicate a problem.

Drain and sewer risks

Roots are naturally attracted to moisture. A small opening in an older drain line can allow fine roots to enter. Over time, they may form a dense mass that slows drainage and traps debris. Repeated blockages should be investigated with a camera inspection rather than treated only with temporary cleaning.

Choose the right response

Cutting major roots without professional advice can destabilize or seriously damage a tree. Removing a tree can also change drainage, shade, and soil conditions around the property. An arborist can assess tree health and root structure, while a foundation, drainage, or plumbing specialist can evaluate the affected building component.

Prevention starts with planning

When planting, choose a species whose mature size suits the available space. Respect recommended distances from foundations and service lines, maintain healthy soil, and avoid piling soil or construction materials over the root zone. Before buying a property, look at the size and location of mature trees as carefully as you inspect the building.

Trees and homes can coexist successfully when potential conflicts are identified early. Regular observation and advice from qualified professionals are far less costly than emergency repairs after significant damage occurs.
